These are the 25 most intriguing commercial projects around Seattle – Redmond to Renton

The Puget Sound Business Journals has ranked the region's top 25 most important commercial office projects based on impact and nearness to completion. No. 25 is RailSpur. With only a small amount of office, it made the list because it's so dang cool. RailSpur is a $180 million mixed-use Seattle redevelopment on most of the Pioneer Square block between South Jackson and King streets and First and Occidental avenues South. The goal of Denver Developer Urban Villages Inc. is to create a 24-hour neighborhood by recasting three historic buildings. Among other things, RailSpur will have a boutique hotel, restaurants and bars, micro retail, 63,000 square feet of office, a market food hall in the space where FX McCory's bar and restaurant operated and 26 efficiency apartments. The phased opening is scheduled to begin in late 2020 and last into 2023.

Vulcan Real Estate is moving aggressively ahead with two huge mixed-use office projects in Bellevue that Amazon is expected to lease.

Google reportedly will grow to 1 million square feet in Kirkland, while in Seattle it will open the first phase of an almost equally big campus this summer in South Lake Union.

Meanwhile, in Renton, the three-tower office portion of the Southport campus is about to open, but none of the 730,000 square feet has been leased despite rents that are lower than new Bellevue and Seattle products.

Projects are ranked on how soon they will open and how big of an impact they will have.
